Building a Garage
Garages and accessory buildings may be located in the side or rear yard when the required setbacks and lot coverage are met. Garages and accessory buildings are not allowed in the front yard area except that attached garages may extend beyond the front building line but not into the required front yard setback.
The following are the general requirements for garages and accessory buildings. When in doubt about any regulation or requirement please call the inspections division at city hall for clarification.
Number of accessory buildings on a lot
Only one garage and one additional accessory building may be located on a lot.
Setbacks in rear yard area on interior lots
Garages and accessory buildings shall be at least 2 feet from the side and rear lot lines.
Setbacks in side yard area on interior lots
Garages and accessory buildings in the side yard area must comply with the setback requirements for the dwelling.
Setbacks on corner lots
Garages may not be located in the required street side yard area. This means that if there is an abutting house which fronts on the side street where the garage is to be built, the garage must be setback at least as far back as that house; and in no case shall the garage be less than 8 feet from the street lot line.
Setback from the dwelling
Garages and accessory buildings must be located at least 7 feet from the dwelling.
Setback from garage
Accessory buildings must be located at least 4 feet from any other accessory building.
Size of garage and accessory building
The total square footage of a garage and accessory buildings may not be greater than the ground floor area of a dwelling or 864 square feet, whichever is greater.
A garage may not exceed 1 story or 15 feet in height and all other accessory buildings may not exceed 10 feet in height.
Lot CoverageIn the R-1, R-1A, R-2, R-3, R-4, and RO-1 zones only 40% of the lot may be covered by buildings.
In the B-1 and B-2 zones only 50% of the lot may be covered by buildings.
In the M-1, M-2, and M-3 zones 75% of the lot may be covered by buildings.
In the B-3 and RMU zones Ther is no maximum coverage..
In the M-1 zone, 75% of the lot may be covered by buildings.
A = At least as far back as the required setback of the abutting dwelling, but no closer than 8' to the street lot line.
B = At least 2'
C = At least 7'
D = Same as setback for dwelling
E = At least 4'
