An iconic building in Saginaw, located in the center of downtown. It is next to the Huntington Event Park and a block from the Temple Theater and the Dow Event Center that drew 221,449 visitors in 2017. It will share a block with the new Delta College Downtown Saginaw location that proposes bring approximately 1,000 students downtown, starting in the fall semester of 2019. A purchase agreement is currently active as local developers run studies to determine the investment needed to develop the building but no purchase has been finalize.
Abandoned buildings and lots on primary corner of downtown – Genesee and Washington Avenue
A series of three buildings and two vacant lots on the only lasting historically preserved corner in Downtown Saginaw. Across the street from the Bancroft and Eddy Buildings, which contain fully occupied market rate apartments. Central to the downtown restaurant and retail establishments, near large employers such as AT&T and Spicer Engineering, one block from the new indoor marketplace opening in June 2018 and across the street from Huntington and Isabella Banks. This site is split in two and is owned by both the City and County Land Bank. The lot is an entire block between Water St and Washington Ave. it is near a street connection for the Riverwalk, large employers such as AT&T, Spicer Engineering, and Saint Mary’s Hospital, and the various restaurant and retail establishments Downtown. Washington Avenue has an average daily traffic count of between 12,000 and 14,000 cars per day.
Abandoned Apartment Complex – 505 Millard St Saginaw, MI 48607
Located on the corner of Millard St and Jefferson Avenue in a residential neighborhood just two blocks from the library and three blocks from Washington Avenue. The lot it sits on is 0.276 acres. The building was purchased by the County Land Bank in 2010 and transferred to the City in 2011.

Located on the corner of Thompson St and Washington Avenue between the primary downtown area and the Washington Medical corridor. Formally residential, this location is perfect for commercial development. Only a couple blocks from the downtown restaurants and retail establishments, one block from Saint Mary’s Hospital, across the street from a 7Eleven and next to the former farmers market. The River walk runs along the Saginaw River to the west of this site. Washington Avenue has an average daily traffic count of between 12,000 and 14,000 cars per day.
Bancroft and Eddy Buildings – 102 and 107 N Washington Avenue Saginaw, MI 48607
Kitty-corner from each other on the most prominent intersection in Downtown Saginaw, Washington and Genesee. Washington Avenue has an average daily traffic count of between 12,000 and 14,000 cars per day.
These two buildings were developed in 2012 and contain first floor retail space and market rate apartments on the top five floors. The apartments are fully occupied bringing a large number of students, hospital employees, and young professionals to downtown. The first level of the Bancroft building houses the Bancroft Crystal Ballroom and Banquet Center; The Gallery, Art for Saginaw; Bourbon Bar; Bancroft Wine and Martini Bar; and, Bancroft Coffee & Tea. Isabella Bank occupies a portion of the first floor of the Eddy Building and another retail space fronting Washington, remains. It is 1,733 SF and has a lease rate of $10/SF/YR. The overall space is broken down into 7 potential office or private rooms, 1 open space area, 1 small bathroom. This space has a front access that is assessable from Washington Avenue and a back entrance that is assessable from the back side of the Eddy Building.

SVRC Marketplace – 203 S Washington Avenue Saginaw, MI 48607
Opened in May 2018 this indoor/outdoor marketplace is projecting to attach 10,000 visitors weekly. The first floor houses Frankenmuth Credit Union, a Coffee Counter, a restaurant, 31 indoor farmers’ market booths, 8 larger market/food court booths and 72 small retail center booths. Upper floors will hold various businesses including the headquarters of a large construction company and organizations to assist startup businesses with planning and financing tools.
The development still have three larger spaces available on the first floor. All have buildout allowance available to be used on hard costs and lease for $19.30/SF. The spaces available are 400, 605 and 715 SF units.
The parking planned for this development connects to the Saginaw River and Riverwalk. The building is near restaurants, coffee shops and retail establishment as well as large office buildings such as AT&T.
118 Hamilton Street Saginaw, MI 48602 & 122 Hamilton Street Saginaw, MI 48602
These buildings are located in the Old Town Historic District just one block from the primary commercial corridor, Michigan Avenue. A majority of the restaurants, bars and retail offered in the City of Saginaw is located within this district. The most popular bars in the County are located next door to these buildings. The buildings are located just one block from the County Court House and within close proximity to various Covenant Healthcare Buildings.
The building at 118 Hamilton is completely vacant but has been kept up. The two-story building has 4,000 SF on each floor and is listed for a lease rate of $10/SF per year.
The building at 122 Hamilton is also completely vacant but has been kept up. It is three stories with each floor having 3,333 SF and listed at a lease price of $5/SF per year. This building is on the corner of Hamilton and Hancock.

212 Federal Avenue Saginaw, MI 48607
The most recent tenant Erika’s Flowers, moved around the corner when another location became available. This storefront is right off of Washington Avenue and only one block from Genesee. It is located between a successful restaurant and salon, on the block across from the new marketplace, which will open in June of this year. It is in the center of Downtown near coffee shops, bars, retail shops, office buildings, and is within walk distance from the future location of Delta College’s Downtown Saginaw Campus.
Vacant Lot - 411 N Hamilton Saginaw, MI 48602
This vacant lot is 0.316 acres. It is located across the street from the Riverview Brownstones on Hamilton, a high-end condo project. Already completed are 24 condos of which a majority are filled with high wage owners. The current phase of the condominium project still in process consists of a two-story, mixed-use building. This portion of the development will have commercial space on the first floor and housing above.
On top of having full view to all of the residents living in the Riverview Brownstones, the lot located on Hamilton which is a primary street leading to Historic Old Town. It is within walking distance of Old Town and the West Side Boat Docks. Also, it is in close proximity to many businesses including doctors’ offices, restaurants and Covenant Healthcare.
